Working With Us

A process built on clarity, collaboration, and no surprises.

Building a high-performance home is a significant investment — financially, emotionally, and in time. We think the way a builder works with you matters as much as the quality of what they build. Our process is designed to keep you informed, involved, and confident at every stage — from the first conversation through to the day you get your keys.

7 Phases

“We don’t start building until every decision has been made, every detail has been priced, and you’re fully confident in what you’re building. That’s not bureaucracy — it’s how you avoid expensive surprises on site.”

Getting Started

First
Meeting

Every project starts the same way — with a conversation about what matters to you.

Before anything else, we sit down with you to understand your vision, your priorities, and what a successful project looks and feels like. We call this your Conditions of Satisfaction — a clear articulation of what will make you genuinely happy with the finished result. It’s not a brief. It’s a reference point that guides every decision we make together throughout the project.

This is also where we get honest about fit. We’re selective about the projects we take on — not because we’re difficult to work with, but because we only commit to projects we’re confident we can deliver exceptionally well.

  • Initial consultation — in person or by virtual meeting
  • Conditions of Satisfaction developed together
  • Project scope and goals confirmed
  • Identify risks before they become problems

Team Formation

Build the Team

High-performance building requires the right people around the table from the start.

We work with architects, engineers, and specialist consultants who understand what it means to build to Passive House and healthy building standards. Where you already have a design team, we work closely with them. Where you don’t, we can help connect you with aligned professionals whose work we know and trust.

The goal is an integrated project team — everyone working from the same set of goals, with early input from all disciplines. This collaborative structure prevents costly late-stage changes and produces far better outcomes than a traditional sequential process.

  • Architect and design team confirmed
  • Structural and mechanical engineers engaged as required
  • Specialist consultants identified (energy modeller etc.)
  • Project team roles and responsibilities agreed

Technical Design

Design & Performance

Where the building takes shape — technically, thermally, and architecturally.

This is the most technically intensive phase of the project. We work through the building envelope, insulation strategy, airtightness detailing, glazing, shading, mechanical systems, and energy modelling — all collaboratively, with the full project team involved in key decisions. Every element is assessed for thermal performance, embodied carbon, and health impact before it’s confirmed.
  • Building massing and form resolved
  • Envelope and enclosure strategy developed and modelled
  • Energy modelling completed and reviewed
  • HVAC, ventilation, and water systems designed
  • Renewable energy options assessed
  • Zoning and approval pathway confirmed

Financial Confidence

Preliminary Estimate & Feasibility

Before you commit to the detail, we make sure the project stacks up financially.

Once the design and performance strategy is resolved, we obtain preliminary third-party pricing across the major elements of the project. This gives us an honest, independent read on where the budget sits before you invest time and energy in detailed material selections and finishes. If the numbers don’t stack up, we work through the options together. The goal is that you never arrive at the end of a long design process to find the project isn’t viable. That’s a failure of process, not just budget management.
  • Preliminary cost plan developed from design documentation
  • Third-party pricing obtained for major trades and elements
  • Budget reviewed with you against project goals
  • Scope adjustments made if required before proceeding
  • Go / no-go decision point confirmed together

The Details

Selections & Finishes

Every material, every finish, every fixture — decided before the build begins.

Working methodically through exterior cladding, roofing, windows, joinery, flooring, wall finishes, plumbing and electrical fixtures, and special systems — every selection is confirmed, specified, and priced before we move forward. Nothing is left to be decided on site. For each selection, we consider performance, health impact, embodied carbon, durability, and cost. We’re not here to tell you what to choose — but we will tell you honestly when something doesn’t align with the goals you’ve set for the project.
  • Exterior cladding, roofing, and windows confirmed
  • Interior finishes — flooring, joinery, wall finishes, stairs
  • Plumbing and electrical fixtures specified
  • Special systems confirmed — smart home, AV, security
  • Updated estimates obtained at each stage

Commitment

Construction-Ready Pricing & Sign-Off

A final price built on real decisions — not assumptions.

With every design decision made and every selection confirmed, we compile a construction-ready estimate based on real quotes, not allowances. You’ll know exactly what you’re building, exactly what it costs, and exactly what you’re signing. No contingency surprises. No substitutions halfway through.

We present this together, walk through every line item, and answer every question before you sign off. When you commit to the build, it’s with full confidence — not hope.

  • Full construction-ready estimate compiled from confirmed selections
  • Estimate presented and reviewed line by line
  • Contract reviewed and agreed
  • Sign-off and project mobilisation

Build & Handover

The same standard of care, carried all the way to handover. With every decision already made, the build phase is about execution — not improvisation. You’ll receive regular progress updates, clear communication on programme and budget, and transparent reporting throughout. We maintain quality oversight across every trade on site. At handover, we walk through the home with you in detail — explaining how the systems work, what to expect as the building settles in, and what ongoing maintenance looks like for a high-performance home. You’ll leave with a home you understand, not just one you own.
  • Site establishment and construction programme confirmed
  • Regular site meetings and progress reporting
  • Airtightness and performance testing at key stages
  • Quality inspections throughout — not just at the end
  • Practical completion and defects period managed
  • Full handover briefing — systems, maintenance, and performance

Our Promise

What You Can Always Expect

Regardless of project size or complexity — these are the standards we hold ourselves to on every project, every time

Honest communication

If there’s a problem, you’ll hear it from us before you see it. No surprises, no cover-ups.

Transparent pricing

Every cost is explained and justified. We don’t hide margins in allowances or bury variations in fine print.

Performance you can verify

We test what we build. Airtightness testing and system commissioning are built in — not optional extras.

A home worth being proud of

We build homes we’d be happy to put our name on long after handover. That standard never changes.

Respect for your time

We run organised, purposeful meetings. We come prepared, follow up, and don’t waste your time.

Ready To Begin

Let's Start With A Conversation

No obligation. Just an honest discussion about your project and whether we’re the right fit.
